MATTHEW PAULUS | Founder and President

Matthew is the Founder and President of Paulus Development. Matthew is responsible for establishing the values, the culture, and the strategic vision as well as the direction, and leadership for business development and the operations within the Company. Since founding Paulus Development in 2015, he has been responsible for directing and overseeing new developments worth over $75 million in the mixed-use, multi-family real estate industry. In 2017, the historic preservation of the former R.E. Dietz Lantern Factory (the “Dietz”) in Syracuse, New York combined his passion for authentic urban assets and the ability to be a catalyst for positive change in the community. The successful completion of the Dietz created 92 luxury lofts and 50,000 square feet of commercial space in the Park Avenue Neighborhood of Syracuse. In May 2018, the community development received the prestigious Excellence in Historic Preservation award from the Preservation League of New York. In July 2019, the completion of the historic preservation of the former Ansco Camera Factory (the “Ansco”) in Binghamton, New York expanded the Company’s relationship with Upstate New York communities and its ability to be a catalyst for positive change. The successful completion of the Ansco created 100 luxury lofts and 35,000 square feet of commercial space in the First Ward Neighborhood of Binghamton. In February 2019, the community development was awarded the 2020 Broome County Restorative Award by the Greater Binghamton Chamber of Commerce. In 2020, the Company will commence the historic preservation of the former Smith Restaurant Supply (the “Smith”). The revitalization of the iconic and strategically located Smith in Downtown Syracuse’s Central Business District will provide the community with 38 mixed-income apartments and street-level commercial spaces. Matthew was recently recognized by the Central New York Business Journal as a member of the “New Generation of Downtown Developers” transforming Downtown Syracuse. Additionally, Matthew was a 2017 honoree for the 40 Under 40 award in Syracuse, NY, an annual recognition of ambitious, hard-working and civic-minded individuals under the age of 40. Matthew received a Bachelor of Science degree in Business Administration from Georgetown University’s Robert E. McDonough School of Business in 2004. He currently serves on the board of directors for Housing Visions Unlimited, Inc., Housing Visions Consultants, Inc., Christian Brothers Academy of Syracuse and Georgetown Club of Central New York. He resides in Syracuse, New York with his wife and four children.

TOM NILAND | Senior Advisor

Tom provides strategic guidance and counsel to the President on operational initiatives for the Company, assets under management, and assets under development. Tom is also responsible for developing and implementing property management, daily operations, and maintenance programs. Tom has spent over forty years in the commercial building operations and commercial janitorial services fields. He founded and led Niland Building Services, Inc., a provider of commercial building operations and commercial janitorial services, for over thirty years. Tom was a Commissioned Officer (First Lieutenant) in the United States Marine Corps from 1969-1972, during this time he served a tour in Vietnam. He received a Bachelor of Arts degree in Political Science from Wheeling Jesuit University. He resides in Syracuse, New York.

SARAH MCKERCHER | Senior Vice President

Sarah is responsible for overseeing property management for assets under management to ensure Company values are maintained while providing a premium experience at our communities. She works directly with the Senior Vice President to create and execute the systems and policies for the management, residential leasing, and maintenance operations. Sarah earned an A.S. in Financial Services from SUNY Broome. Prior to joining Paulus Development, she spent six years as a Credit Analyst for a mid-sized life insurance company helping to develop and manage their mortgage portfolio, and 17 years in the restaurant service industry in Upstate New York. Sarah has one brother and was raised in Binghamton, NY and currently resides in Endicott with her husband.

JOHN SHEFFIELD | First Vice President of Construction and Operations

John is responsible for managing and directing building operations, building systems, and construction across the portfolio. He also oversees third-party contractors, multi-disciplinary maintenance teams, and programs to ensure all assets meet government regulations and environmental, health and security standards. Over his career, John has gained experience in property management, residential and commercial construction, and building operations. John resides in Syracuse, New York with his wife and two kids.

 

AMY STANTON | Director of Accounting

Amy is responsible for overseeing the general accounting, financial reporting, and internal controls for the Company. Previously, Amy was a member of the accounting team at Pyramid Management Group in Syracuse, New York for over 21 years. Over the course of her career with Pyramid Management Group, Amy assisted with a number of mission critical functions including the maintenance of general ledgers for multiple entities, the processing and reporting of payroll, and recording intercompany, financial transactions. Additionally, Amy assisted with the financial statement audits for complex, multi-entity operating structures. Amy graduated from the University of Southern Mississippi where she received a Bachelor of Science degree in Accounting. She grew up near Memphis, Tennessee and currently resides in Marcellus, New York with her husband and two kids.

MICHAEL GATES | Vice President Residential Leasing

Michael manages and directs all aspects of residential leasing for the portfolio. He also works directly with the President to develop and implement marketing for the portfolio. Prior to joining Paulus Development, Michael spent over 9 years in the hospitality and sales industry with Sheraton Hotels & Resorts where he was awarded Associate of the Year in 2012 and worked closely with The Greater Syracuse Hospitality & Tourism Association. Michael studied Humanities and Social Sciences at Onondaga Community College. He is a board member of the Westhill Central School District Educational Foundation and Park Avenue Neighborhood Association as well as a member of the events council for the Onondaga Historical Association. Additionally, Michael volunteers with The Food Bank of Central New York and The Salvation Army of the Syracuse Area. Michael is one of three, an uncle to four and was born and raised in Syracuse, New York where he currently resides.

KELLY LOSTY | Real Estate Analyst

Kelly provides financial, accounting and administrative support to the property management and development teams. Kelly works directly with the Vice President of Property Management to provide lease administration, financial analysis, accounting support and administrative coordination for assets under management. She also works directly with the President and Senior Vice President to provide development coordination and support for assets under development. Prior to joining Paulus Development, Kelly was a Case Manager for Cayuga Counseling Services. She received a Master of Science degree in Criminal Justice and a Bachelor of Science degree in Criminal Justice from Niagara University. Kelly is one of five sisters, an aunt to seven nieces and nephews and was born and raised in Syracuse, New York where she currently resides.
