MATTHEW PAULUS | Founder and President
Matthew directs the vision for business development and provides strategic leadership for all operations within the Firm.  Paulus Development recently completed the over $30 million rehabilitation of the historic R.E. Dietz Lantern Factory into the 92 luxury lofts and 50,000 SQ FT of commercial space. The development was a catalyst for ongoing revitalization of the neighborhoods in and around the City of Syracuse’s downtown area. He was a 2017 honoree for the 40 Under 40 award in Syracuse, NY, an annual recognition of ambitious, hard-working and civic-minded individuals under the age of 40. Matthew received a Bachelor of Science in Business Administration from Georgetown University’s Robert E. McDonough School of Business. He currently serves on the board of directors for Housing Visions Unlimited, Inc., Housing Visions Construction Company, Inc. and Georgetown Club of Central New York. He resides in Syracuse, New York with his wife and three children.

MICHAEL GATES | Vice President of Residential Leasing
Michael oversees leasing and property management and is involved with daily operations, marketing and maintenance programs. Prior to joining Paulus Development, Michael spent over 9 years in the hospitality and sales industry with Sheraton Hotels & Resorts where he was awarded Associate of the Year in 2012 and worked closely with The Greater Syracuse Hospitality & Tourism Association. Michael studied Humanities and Social Sciences at Onondaga Community College. He volunteers with The Food Bank of Central New York, The Salvation Army of the Syracuse Area, The Westhill Central School District Educational Foundation, Park Avenue Neighborhood Association and the events council for Onondaga Historical Association. Michael is one of three, an uncle to four and was born and raised in Syracuse, New York where he currently resides.

MICHAEL PALERMO | Vice President of Development & Finance
Michael is responsible for assisting with all phases of the development process. Previously, Michael was an Analyst with Comvest Partners, a middle-market private equity firm with over $2.8 billion of capital under management. At Comvest Partners, Michael was responsible for evaluating investment opportunities for the Firm’s private equity and credit strategies. Michael graduated Summa Cum Laude from Ithaca College where he received a Bachelor of Science degree in Business Administration with a concentration in Finance and a Bachelor of Science degree in Accounting. He resides in Fayetteville, New York.

TOM NILAND | Senior Advisor
Tom is responsible for developing and implementing property management, daily operations, and maintenance programs. Tom has spent over forty years in the commercial building operations and commercial janitorial services fields. He founded and led Niland Building Services, Inc., a provider of commercial building operations and commercial janitorial services, for over thirty years. Tom was a Commissioned Officer (First Lieutenant) in the United States Marine Corps from 1969-1972, during this time he served a tour in Vietnam. He received a Bachelor of Arts degree in Political Science from Wheeling Jesuit University. He resides in Syracuse, New York.
